How a project runs
- The era question first. Building year and ceiling photos to (302) 691-9717. Anything installed before the early eighties is worth a sample; newer construction usually is not, and we say so.
- Testing with an independent lab. Samples pulled correctly, analyzed by an accredited laboratory we do not own, results in writing. Roughly half come back clean, and a clean result ends the story for a few hundred dollars.

The rules behind the numbers

The range is wide because buildings differ; the survey pins your building to a number.
Is encapsulation a legitimate cheaper option?
For intact, undisturbed material not facing renovation, yes: sealing at $2 to $6 per square foot manages the material in place, an approach the EPA itself recognizes for sound material. It is the wrong answer for ceilings about to be renovated, damaged texture, or anything friable and deteriorating, and we say which side your ceiling is on in writing.
What makes a job land at the top of a range?
Height and access (two-story foyers and tall commercial spaces slow everything), condition (damaged or water-hit material needs more careful handling), and what shares the space (occupied adjacent units, plenum systems, fixtures that must survive).
